Wakemans Advises On £10million Travelodge Expansion In Dagenham

Having signed off one project for Travelodge in Dagenham, national property and construction consultancy Wakemans is underway with a second, new-build hotel as part of a wider regeneration initiative.

Wakemans was appointed as tenant’s agent on both schemes, which have a collective value of £10million.

Wakemans Senior Associate Director Nigel Himpson said: “Given its proximity to East and Central London and excellent road and Tube links, Dagenham is a prime location for the development of quality, low cost accommodation.  We are delighted to be supporting Travelodge as it enhances its presence in this part of Outer London.”

The London Dagenham Travelodge represents a development cost of £5million. The 77-room hotel, which offers a Bar Café and on-site parking, is located close to the purpose-built London East Leisure Park, enjoys easy access from the A13 and is handy for London City Airport, Docklands and the City.

Built to the BREEAM ‘Very Good’ standard, the London Dagenham Travelodge features a ground floor reception and Bar Café serving breakfast and evening meals with rooms on the three upper floors. The development also includes a third party ground floor retail unit. The hotel has been styled in Travelodge’s new contemporary brand design, which has been created by leisure and business customers.

Wakemans is currently on site with a second new-build hotel on a brownfield site in Dagenham’s Rainham Road South. With a development value of £5million, the London Dagenham East Travelodge offers 78 rooms across four floors. It is part of a bigger scheme incorporating ground floor retail space, a drive-through coffee shop and car parking.

Situated adjacent to a new Sainsbury’s supermarket and Marston’s pub/restaurant The Pipe Major and directly opposite Dagenham East Tube station, the hotel is a welcome addition to the redevelopment zone. Formerly home to pharmaceutical company Sanofi’s manufacturing facilities, the 1.3 acre site is part of the gateway to the larger Londoneast-uk Business and Technical Park site.

Contractor Barnes Construction is currently on site and the London Dagenham East Travelodge is scheduled for completion in September 2019.
